Maybe one of the reasons that housing prices are falling in that area is that it's one of the few areas in the city where you see multiple shootings in one night.

That's one way of looking at it--although, certain parts of SE Seattle have had ongoing problems with crime, with the normal dips and valleys that go along with it.

The pricing in SE probably already adjusted to that but it might also may be that houses during the frenzy there were more over priced then houses in other parts of Seattle, because no one could get into much of anything for less then 300k. Now that things have "cooled off" the proportional adjustment of the real value probably reflects that, and there may be even more denial by sellers that the houses will go for as much as their asking, because they were banking on 8% annual appreciation for the rest of their life.
